<p> Mortgage rates have dropped for the third consecutive week to a new historic low point at the same time mortgage fees charged for new purchase loans and refinances are on the rise, according to mortgage rate research website, BurlingtonMortgage.biz. To pay for the extension of a payroll tax reduction and federal unemployment benefits, Congress voted in December of last year to raise the guarantee fee charged by Fannie Mae and Freddie Mac, and the mortgage insurance premiums charged by the FHA for new mortgage loans.</p>
<p>&#13;</p>
<p>The amount of the increase is equal to 0.1 of 1 percent, or 10 basis points, approximately $  10 per month for each $  100,000 of the loan. Lenders will either raise rates slightly to cover this additional cost, or charge higher fees. Though the new fee does not take effect until April 1st, 2012 banks and mortgage lenders will need to implement them for new loans much sooner, so that they are incorporated into loans closing on and after the deadline.</p>
<p>&#13;</p>
<p>Though the fee increase may have already been implemented by some lenders mortgage pricing remains incredibly low, even breaking previous records for low mortgage rates. On Friday, January 20th, 2012, 30 year fixed rates as low as 3.500% (APR: 3.663%, Points: 2, Fees: $  0, Lender: First Financial Services) were posted in the rate tables on BurlingtonMortgage.biz. 15 year mortgage rates were more steady, but also near historical lows. Rates advertised on the site for the 15 year fixed rate products started at 3.000% (APR: 3.000%, Points: 0, Fees: $  0, Lender: First Financial Services.)</p>
<p>&#13;</p>
<p>The fee increase is not likely to impact the decision of whether or not to refinance for most consumers, as long as rates stay low. &#8220;Mortgage rates are so low right now that a small increase isn&#8217;t likely to mean that a refinance made sense last week for someone and this week it doesn&#8217;t,&#8221; said Shaun Hamman, VP of Residential Lending at American Financial Resources, a National mortgage lender. &#8220;It&#8217;s going to take a more significant rise in pricing for us to see that starting to happen,&#8221; he continued.</p>

She utilizes search marketing and search engine optimization strategies to get out her educational messages about the Power of Water, health, the environment and dry air caused by polluted humidity.  </p>

<p>Regarding reputation management, Alan Jordan pointed out that the Internet is not erasable and that bad reports on the many review sites that have been popping up, will remain forever. Such sites are extremely popular and ¼ of reviews are negative. In most cases, there is no opportunity for rebuttal. The best solution is to actively solicit favorable reviews. </p>

<p>Social media websites (Facebook and Twitter), are extremely popular promotional vehicles. Twitter receives 10 million &#8220;tweets&#8221; a day. Jordan predicts that Twitter and Facebook will eventually be knocked off by a competitor, just as Facebook did to My Space, and Google did to Yahoo. Google is developing a social media site that could do this.  </p>

<p>Regarding hacking, Alan Jordan emphasized the importance of firewall software (which should come with the computer or the Internet provider). You also should have good anti-virus protection, which you install on your own. These all update automatically.</p>

<p>Linking is critical to search engine optimization. Multiple links to related websites and pages can help a website finish higher in a search engine search. Inbound links are more important than outbound links and usually, all you have to do is ask to establish an inbound link. Relevance in linking is extremely important.  </p>

<p>Social bookmarking is another social media feature popular at the moment. An example is the &#8220;like&#8221; click on Facebook. A &#8220;like&#8221; creates a link to your own website and a large number of &#8220;likes&#8221; can improve search engine rankings by one to five percent. </p>
<p>&#13;</p>
<p>Blog websites allow your opinion or message to be heard through daily posting of articles and comments. Blogs are not checked for accuracy so the information may not be good. It is difficult to develop a sizeable readership base, although many blogs achieve this. Blog articles can be picked up and reprinted by &#8220;RSS feeds&#8221; which syndicate and distribute selected blog articles. The Huffington Post utilizes RSS feeds.</p>

			<content:encoded><![CDATA[<p>The role of Account Executive in an advertising agency may seem glamorous but few people realize exactly what it entails.  An Account executive is also referred to as being in Client Service – which is a more accurate description of the job.</p>
<p>The role of an AE is key to the advertising agency&#8217;s success.</p>
<p>The AE is tasked with representing the client&#8217;s interests at the ad agency and the ad agency&#8217;s interest at the client, both with impeccable professionalism. </p>
<p>The basic AE job description involves getting an advertising brief from the client – usually a marketing professional or brand manager.</p>
<p>The brief is a description of what the client needs – which could be anything from sales flyers, corporate brochures, business cards, branding to multimedia presentations, websites, print advertising campaigns, outdoor campaigns, or Search and Social marketing – and that&#8217;s just below the line.</p>
<p>These jobs could entail copywriting, design, digital design, voice-overs, photo shoots, media planning and booking, digital strategy, 3D, animation, print, concept, video production, setting up Facebook and Twitter accounts amongst many other disciplines.</p>
<p>The AE has to be knowledgeable enough on all these disciplines to give insights and advice to the marketing manager, and take a comprehensive, logical brief back to the advertising agency. Some of the requirements of an AE are:</p>
<p>AE&#8217;s must have strong communication skills.  They must be able to communicate briefs, budgets and timelines through to the correct channels within the advertising agency.  Excellent time management and attention to detail is also required. <br />
Account Executives must guide the ad agency&#8217;s creative work within the realms of the brief. A full understanding of their clients&#8217; markets, products and competitors is required.<br />
AE&#8217;s must ensure that all of the advertising agency&#8217;s systems are followed and that all client / ad agency communication is clear and concise. <br />
The advertising agency senior management must also be informed and updated on all agency accounts and projects. <br />
AE&#8217;s are required to seek new business for the agency – testing their fledgling sales skills!<br />
Financial skills are also expected – from agency and client budget management and report backs to full campaign and media management by the agency.  Pro-activity is also highly valued by advertising agencies.</p>
<p>AE&#8217;s are at the heart of the agency and sometimes have to deal with great challenges as part of the agency nerve centre. AEs tell us some of their worst parts of the job:</p>
<p>&#8220;Having to tell the client you or your supplier messed something up or are going to miss a deadline&#8221;</p>
<p>&#8220;Telling creative the client didn&#8217;t like their work&#8221;</p>
<p>&#8220;Trying to get an extension an impossible deadline&#8221;</p>
<p>&#8220;Thinking you took a great brief and then showing the final work to the client and they hate everything!&#8221;</p>
<p>&#8220;Getting numerous last minute changes to approved jobs&#8221;</p>
<p>But a big plus to this job is that AE&#8217;s are also exposed to a variety of clients and gain valuable exposure across varied industries.  A typical AE at an advertising agency may work on up to 8 – 10 clients.  This keeps the AE stimulated across many industries and they get a great all-round knowledge that will serve them well in their future careers. </p>
<p>Personal relationships between agency and client can also bloom into friendships and many agencies retain clients over decades due to this type of relationship building. </p>
<p>On the fun side the Account Management Team also celebrates in all client successes (and failures!).  They share in conferences, strategic thinking and team building – all the while filtering this knowledge back to the agency. </p>
